Do not use Rizzo & Blackburn for any reason, buyer, seller, or professional referral. They were representing the seller in a transaction scheduled to close at year end. They knew the closing timeline, they knew the financial stakes, and they knew multiple parties were relying on their communication. Instead of managing the deal, they effectively went on vacation and shut down without notice. Emails were ignored. Phone calls went unanswered. There was no out-of-office communication, no handoff to another attorney, and no leadership stepping in to manage a live transaction. Their complete disappearance caused the deal to collapse. As a direct result, I lost thousands of dollars in earnest money, inspections, and now additional tax exposure. This wasn’t a holiday delay or a minor oversigh

We used Rizzo & Blackburn for the closing on our beach house purchase on North Topsail Beach. Kathy Blackburn and her staff were great to work with. The closing was not only easy, it was fun… not stuffy like other closings we’ve been a part of over the years. They were prepared and explained everything as we signed. I highly recommend.

I do not recommend this firm. 1) they sent a $1M check in regular mail! 2) It was to come via FedEx that we paid for! 3) we lost out on over $1,000 in interest due to their mistake 4) they didn't even know someone sent it via USPS until I called 5) they wouldn't respond to emails requesting they reimburse us for the lost interest money, demonstrating how unprofessional they are. 6) they provided $400 in 'consideration' - I do not wish to lose out on $600 due to THIER mistake

One star is a compliment for this "business". To say they are unorganized is an understatement. This is the worst experience with any business that I have ever had. They knew the closing date for a simple home closing for over a month, then the Monday before the Friday close I call because I had not received any of the necessary paperwork and they had not responded to all the lenders calls. Come to find out, they never even started the paperwork. I had to call every day, talking to a different person each time, and each time there were more issues and each person had no clue what was going on. Now, we are delayed three more days and I was told when I called today that "they were very busy with other closings so they weren't sure they would be able to get things done or be able to call me b
