My experience with Darleen DePoalo, Esquire, who acted as a real estate broker, lawyer, and title agent in my transaction, has been extremely negative. From last year until now in 2026, my buyer’s deposit still has not been returned, and I have felt misled and unfairly treated. I repeatedly asked for clear confirmation about an extension and followed the proper procedure by sending an addendum for the seller to sign. Although I was later told that the seller did not agree to an extension, Darleen confirmed the extension to me in writing by text. Relying on those messages, my buyer proceeded in good faith and paid for a home inspection, a pool inspection, and a mold inspection. The pool inspector later reported that the pool was leaking and that repairs would be very expensive so we have to
